General maintenance

All maintenance requests must be made in writing to your property manager.

When reporting an issue, please include as much detail regarding the issue including location, brand of appliance and if possible, provide photographic evidence. Upon receipt of your email, your property manager will make contact with the landlord and see approval to arrange the relevant contractor. Please do not wait until the next routine inspection or think its only small so its not worth reporting yet. Sometimes the smallest of maintenance can turn into significant repairs if not reported as soon as you notice there could be a problem. The owners will be grateful you are looking after the property and can authorize repairs if and when required.

Should the issue require immediate attention, for example a hot water unit issue, please contact us on 0422 042 482.

Emergency Repairs

If an emergency situation such as a gas leak, hot water issue, electrical fault or break-in occurs out of business hours please first call 0422 042 482 and text the emergency. Should the agent not be contacted within 30 mins then please contact the applicable tradesperson listed below for assistance.

Emergency items are generally those that could cause injury to the tenant or damage to the property, and may include:

  • water pipes have broken or burst

  • blocked or broken toilet (if a second toilet is not available)

  • serious roof leak or gas leak

  • dangerous electrical fault, dangerous powerpoint, loose live wire etc

  • flooding, rainwater inundation inside the property, or serious flood damage

  • serious storm, fire or impact damage (ie impact by a motor vehicle)

  • failure or breakdown of the gas, electricity or water supply to premises (check with neighbours or supplier as there could be local disruption of supply)

  • hot water service failure on a weekend

  • fault or damage that makes premises unsafe or insecure

  • fault likely to injure a person, cause damage or undue

If you arrange after-hours emergency maintenance, please notify your property manager as soon as possible. Please note, the tenant will be liable for any all outs deemed not to be an emergency or the landlords responsibility.
