How to apply for a rental property:-

Have you ever turned up to look at a rental property and it wasn’t what was advertise? Had to leave work in the middle of the day because a property manager didn’t offer flexible inspection times? Have you had to beg for a maintenance problem to be fixed and gotten nowhere?

We feel you pain and we are here to fix that!

This is a very exciting time! After inspecting the property, you will be emailed a link to complete a tenancy application using 2apply. Please note we no longer accept 1form applications.

  • Complete an Application Form - one per person over the age of 18 yrs who will be named on the lease or an approved occupant.

  • Include evidence of income eg Payslips (4 weeks), Centrelink statement, if Self-Employed a letter from your Accountant

  • Provide and attach photocopies of documents required to meet 100 point identification ie Drivers Licence/Passport/Birth Certificate, Medicare Card, Bank Statement, Telephone Account, Vehicle Registration. Must contain at least one form of photo ID.

We strive to process your application within 48 hours, to let you know if you have been successful or unsuccessful with your application. If you have a good application, we will be happy to keep it on file for you and try to help you find another property which is suitable should you miss out,

Start of Tenancy

  • Step 1: Tenant/s to sign lease and associated documents within 24 hours of accepting the property

  • Step 2: Tenant/s pays 2 weeks rent within 24 hours of signing the lease

  • Step 3: Tenant pays 4 weeks bond day before moving into property and provides proof of payment to josie@jpmqld.com.au

  • Step 4: JPMQLD lodges bond with the RTA and the tenant/s will be issued with proof of lodgement once received

  • Step 5: JPMQLD issues tenant/s with detailed Entry Condition Report with photos to be completed and returned to JPMQLD within 7 days of move in date.

End of Tenancy

  • Step 1: Tenant issued with vacate pack including rent or invoicing owing to vacate

  • Step 2: All keys returned to JPMQLD as per vacate pack

  • Step 3: Exit Condition Report is carried out within 3 business days of lease ending by JPMQLD

  • Step 4: Landlord instructs JPMQLD to release some or all bond held

  • Step 5: JPMQLD release some or all bond held by RTA. This can take upto 10 business days, please contact RTA should you require need to confirm processing times.
